Guide to loughborough student accommodation and student houses for rent in Loughborough

Welcome to this guide to Loughborough student accommodation.

In this post you will learn about the different areas to consider renting a student house in Loughborough, the pros and cons and the expectations you can set for different styles and areas of housing in Loughborough. Anyone new to Loughborough will find this guide very useful in choosing where to rent a property in Loughborough. If you are international students you will also find this guide useful.

Loughborough student houses - The main geographical areas

In Loughborough you pretty much have student pockets everywhere now that the University is growing so quickly. The following areas are the most popular for students:

1. Golden triangle

The 'Golden Triangle' is the area which is is the most popular and also commands the highest rent. It is equal distance from Loughborough Town centre and Loughborough University. Rents can go as high as £90 per week with inclusive bills. The area is basically all the streets coming of Ashby rd which is the main rd into Loughborough town from the university. Please see attached image.

Pros of Golden Triangle:

The main advantage is the distance to walk to University and town. Pretty much equidistant. The accommodation tends to be mainly Victorian style old terraced houses. It' also in the student zone so the atmosphere is good and plenty of other students around for that sense of community. There are a new build of some modern flats in the Golden triangle which are proving to be very popular with all similar sized double bedrooms with en suite and great lighting, off street parking and Bike lockup. Here's a great 3 bed student house in the golden triangle, Loughborough

Typical style student house in the Golden triangle:

The cons:

Premium rent, smaller space, bedroom is in the front reception room - 99% of the time the front reception room will be a downstairs bedroom. This is typical of these style houses. It's worth noting that someone will have to have this bedroom and often it can be annoying as the post and street noise from drunken nights can take it's toll. Also generally any house ranging from 3-4 people will have small communal areas often with just a tiny sitting room. Some houses of Ashby rd and Storer rd are much bigger and have the right balance between a large number of bedrooms and living space.

2. New Ashby road student area

The pros

Right across the street from Loughborough University, one of the closest areas to getting on campus, easy access to many buildings and the Pilkington Library which is right at one end of he university. the rates will be much lower than the golden triangle here, also considering the houses are modern you get more spacious accommodation and with gardens and driveways. Some quirky cool houses as well as there is more scope for extensions and planning permission etc.

The cons

Well in my eyes none really you are further away from town, but Loughborough is a small place so it takes you 5 mins more by car or 15 mins more by walking? You have Strong student population in this area as well so tat great for community. You also have easy access to the M25 and if you like many students wish to venture out of Loughborough to the Meridian leisure park in Leicester as which is a popular activity you have an advantage and save a lot of time end of term and start of term when people Que up for coming back to university!

3. Houses in and around Town centre

The pros

These house are similar in style to the Victorian terrace houses of the golden triangle. The rents are cheaper and you can get good houses at about 20% cheaper than the golden triangle. These houses are actually very well positioned for town literally 2 minutes walk to the centre of town, great for shopping and going out. You also are nearer to the train station where good links are available to surrounding cities such as Nottingham, Leicester, Sheffield, all great for shopping and a night out.

The cons

Again distance away from Loughborough University is further, but it's literally an extra 10 mins by walking as you are right there in town centre,in my eyes people that are not that fussed over an extra 10 minutes but also want convenience of easy shopping and a quick walk back after going out this location is great. Also you tend to get more professional tenants here and PhD' students or international students for short term placements. See here for rooms to let in loughborough town centre

4. Rest of Loughborough

The rest of Loughborough is interspersed with student accommodation. You have the main road (A6) with some very big converted student houses, along with many guest houses 3 storey style large houses. Go down Shelthorpe road and you have plenty of houses there as well. If you go down Beacon road and Park road you have plenty of pockets of student accommodation there as well. There you have the advantage of again equi distance to the university and the large 24 hour Tesco super store.

The convenience is superb, this you will find caters for all you food shopping needs and more. Again you can benefit from lower rents and bigger more modern houses with larger living space and off street parking, you get large detached houses with large gardens as well, perfect for PhD, style students and also students with cars.

An example of the size and style of house you can get in the area just of park road near the 24 hour Tesco is 11 manor Drive, a fantastic example of how much more you get for your money, 5 bedrooms, 2 toilets all bills included and your own built in 5 a side football pitch and BBQ zone! See the 5 bed student house from loughborough accommodation

These are the major student accommodation areas in Loughborough. You are never to far away from any facility and you have to really think about the living conditions first and then factor in the rest of the issues about location, style of house, number of people and weekly rent cost

Top 10 tips when choosing a 5 bed or more Student house in Loughborough

1.Room sizes and rent per week

Remember that if you are looking for a 4/5/6 bed student house most likely you will have at least one small sized bedroom, which will always cause issues with whom get the short straw, often landlords make the price down a little to reflect the smaller size, but still can cause issues. See here for a 5 Bed house in Loughborough with equal sized double rooms

2.Is there enough space not just for tenants but guests?

Students will always have more freinds and family needing to come round and accommodate at various times per year. Think before you sig up to just any old house. It really becomesan invonvenient pain when you have to shuffle around your own space! Look for dedicated kitchen and lounge areas for maximum living space

3.Do you have 24/7 maintenance?

Multiple tenant houses 3 or more means the kitchen, bathroom, and plumbing takes a pounding, several showers a day and tons of washing machine use means things will go wrong. Look for a landlord that offers 24/7 maintenance and a dedicated service to help when things go wrong. Loughborough-accommodation provides 24/7 maintenance as part of the deal

4.Have you got space for your cars

Again most student all have cars so having some off street parking will make it easier for parking, the larger non Victorian style houses out of the Golden triangle will have more off street parking and even garages

5.Are your Bills included in the rent?

It's the going rate at Loughborough to have all inclusive deals starting around £60/£65 per week, bills should include: Utilities, council tax, water, Internet, TV

6.Have you got space to party?

Students will party, you need that space to live these are your best years of your life! Look for lifestyle accommodation. Look at this student house as an example of the space you have to party!

7.Are there 5 dedicated bedrooms?

Typically as mentioned before in the Victorian style and even some modern houses landlords want to make use of all available rooms so you lose communal space for a bedroom downstairs. OK for house of 4 or less but 5 or more you will be cramped

8.Do you have a large enough kitchen?

You want a kitchen that can hold at least 3 people all cooking at the same time when going for a house for 5 or more. Make sure you have a big larder style fridge as this will be the biggest issues in kitchens in 5 bed houses and above

9.Do you have separate dedicated lounge?

Again you won't believe the difference having a living space makes, rather than being couped up in up in your room or struggling in a kitchen dinner. It makes great party houses as well. Often this bonds house mates and gives the house a community feel as well

10.Is the house up to the latest regs?

Essential for safety and standards, see the typical regulations for student accommodation here
